BUILDING SERVICES

Heating, Ventilation and Air Conditioning (HVAC) service is provided in your suite and is continually being monitored by staff for your comfort.  This is achieved by the Building being equipped with a web-based Building Automation System (BAS). Thermostats are set and calibrated to maintain a reasonable comfort level in all areas of the building. The standard range is 70 – 74 degrees Fahrenheit.  We are committed to a quick response to your heating and air conditioning concerns if the need should arise.  

                                     The current Building’s business hours for (HVAC) services are: 

                                         Monday through Friday    6:00a.m. –  6:00 p.m.

                                         Saturday                                8:00a.m. – 1:00 p.m.          

                                         Sunday                                              Closed

Please place all HVAC service requests through our online work order system, Building Engines  for the most efficient method of tracking your service requests. If you do not have access to this system, please contact your office manager or department's administrative assistant for more information.  

In addition, window blinds have been installed as a Building standard item for your convenience. To assist in temperature control and reduction of energy consumption, please adjust blinds accordingly, such as closing the blinds during periods of direct sun. 

Space heaters are not allowed in the Building due their high energy consumption, fire hazard,

price of equipment and the ability to negatively affect the Building’s temperature or trip circuit 

breakers. Tenant adjustment of thermostats may also result in inconsistent temperature control in the

adjusted area as well as an adjoining area or offices. If an engineer responds to a HVAC call as a result of 

such heaters or adjustments, a service call may be applicable and assessed to the Tenant.  We encourage you to notify the Building Management office if you feel there is an on-going temperature issue that has not been resolved with your service requests.  There may be other items that need further investigation by the staff. 

Outside of Building’s business hours listed above, HVAC services may be requested at an additional charge. Please see the “Service Request – Billing” document on the Forms page for the current list of charges.  These charges are subject to change without notice.  To request, additional HVAC services, please contact your company admin or the Building Management office. 

Uncomfortable Temperature? - Things to Consider Before Placing a Service Request

• Is the thermostat in a poor location? Such as near heat-generating equipment?
  • ​i.e. a copier), direct sunlight or in a closed room
• The Building standard temperature range, 70 to 74 degrees Fahrenheit, are you dressed appropriately for your personal comfort level compared to your neighbors' comfort for the same temperature range?
• Are window blinds in an appropriate position, open or shut, depending on the season and / or time of day? 
• Are any furniture or cabinets blocking heating or air conditioning vents that does not allow for proper circulation of air?
